Comments: Overall, I would say since day 1 of using Buildium I was easily able to navigate through it and udnerstand where everything was. I would say this has been one of the most user friendly tools I have worked with, so if you're looking for a user friendly platform this is it! There's also a ton of features and a lot of ways for one PM company to use this collaboratively which only adds points to it. I've had a really good experience with Buildium, with their support and I can comfortably say I would reccomend them :)
Pros:
I mainly work with application processing and screening, as well as applicant/prospect communication. I've experienced other softwares where it's super difficult to track stages or completion of certain "checkpoints" but with Buildium it's super easy! You can customize checlists on the application to easily keep track of what needs to be done and also so your team can easily view the current status. Another great bonus point is the screenings are very thorough and are ready within minutes of requesting them and overall the platform is super user firnedly, all information has a place and I find it really easy to operate.
Cons:
Overall I really don't have any major issues with the platform, my only one is the security measure it has in place sometimes while running payments with the same payment method. If it happens to be that 2 applicants submitted a payment with the same card, it requires a small buffer time between each application payment being processed. It's not really a big deal but I'm big on having my "flow-state" so it just kills my vibe sometimes a litte bit, but outside of that I believe strongly that Buildium is a tool that is constantly maintained and updated and there's no major flows to its functionality!

Looking for a new program
Comments: It’s started out fine but slowly have declined.
Pros:
Posting rent payments to the ledger as well as the applications.
Cons:
If you are on the essential plan, you can not call them to ask questions but they can only email you back . I called to ask a question because no one responded to my email and the customer service said she could not talk to me because I was on the essential plan but she would email me. Also, they increase prices quite often. We are going to look for other programs to help with our properties.

Comments: From the beginning everyone was very supportive and attentive.
Pros:
I love that everything I need is in the same system. The dashboard is great at giving a glance of the new overall tasks from delinquencies to tasks. However, my favorite thing about Buildium is that there are live people I can speak with if I have a question!
Cons:
There is nothing I don’t like about Buildium.

Comments: I think Buildium is a good platform with strong support for the subscriber. They continue to improve the platform and they are open to subscriber request.
Pros:
The support staff has always been exceptionally helpful. I am pretty stupid about some accounting procedures and they walked me step-by-step through my problems. They went beyond what anyone should expect and was always patient and pleasant. I liked their shortcuts that were available for often used entry.
Cons:
I really had few if any complaints. Weaknesses were on my part and not Buildium.

Buildium User Since 2018
Comments: I have been using Buildium for quite a few years now and it's been amazing! I used to use Rent Manager and compared to that, Buildium is so much easier.
Pros:
It's very straightforward and pretty easy to use - just click the "green button" and it pretty much leads the way; but when you find yourself in a jam, the customer service can solve just about any issue you are having and they are happy to do so! This is key to success, it's old school customer service with a real live person!
Cons:
I would like more customized reports, and the hold music needs to go!
I really enjoy using buildium
Comments: I think buildium is a great program and easy to use
Pros:
The agents are always available when I call and are very patient in helping me walk through how to perform different task that are new to me. I also like Buildium's help and support give step by step instructions and also shows visuals.
Cons:
Sometimes they update or change the look of the site without notice which sometimes can be confusing but like I said i can always call for advice.

Buildium Experience
Comments: I have had a great experience with Buildium. I have been using it for almost 4 years, and it has made my work easier to handle.
Pros:
I enjoy how I can access Buildium via my computer, iPad, cell phone, however I need to do so to get my work done. I also enjoy how we can now autofill the work order from the task.
Cons:
I do not like how often I need to refresh the program to see what I need.

Comments: I have had a great experience with Buildium, even though I know I am not using it to the full potential. There are still things I need to look into and figure out before I implement more usage.
Pros:
It is easy to understand, even for someone who does not have any property management knowledge
Cons:
The way tasks are set up is a bit inconvenient, maybe making it user friendlier, with more freedom to edit and maybe a notepad like experience.

Comments: There were some customer service challenges initially. The digital support wasn't addressing what I wanted and it may have been because I couldn't express it properly. A short phone call would likely have resolved in far less time.
Pros:
Ledgers are clear, easy to adjust, and helpful for tenants.
Cons:
At the plan we're on we don't speak to live people. I think that in this model everyone loses issues take 5x longer to resolve, the user gets frustrated and everyone's time is wasted.

With ticket-only support, it helps to be as descriptive of the subject as possible, and to include screenshots, whenever applicable. Phone support is available on our other two subscription levels as well as other benefits, such as access to an additional tenant screening service, lower incoming EFT fees and free ePay applications, and more. Do NOT use this system
Comments:
It was awful. The customer support is rude. You have to wait at least 30 minutes to get an answer; simultaneously, you are receiving a message "Press 2 to get a call back..." and it doesn't work. When you tell the operator, she says it's because of many calls, but it never worked. An account manager who should help you tells you to call customer support. They give no help or training to set up an account, and I was paying for an upgraded plan for the support that sales person promised.
Save your money. DO not use them. I don't know how they recive these good reviews, most likely they pay for them.
Pros:
Nothing. They overpromissed and didn't deliver.
Cons:
They charge credit card fees from the landloard and can't provide information about who paid with a credit card. I think what they are doing is a fraud. I didn't even receive the amount of money through their system that they charged me a fee. The way they transfer money, it's inconvenient. They combine and split the transfers a weir way.
Cost Efficient PM Software
Comments: I really like Buildium and the ease it offers. I've used 3 other softwares and Buildium is as good or better.
Pros:
The reporting and accounting is very good in comparison to other softwares.
Cons:
You have to click through several links to get to places when it could be compartmentalized better. Example - Click property, click unit, click lease, click tenant. This could be cut in half.

For navigating, we often offer different avenues to get to a particular page so you can find one that works best for your flow. For example, when looking for a tenant, you can take the path you mentioned, but you can also find them through the Rent Roll page, or even more directly on the Tenants, both of which are in the Rentals menu. An even more direct option is through the global search at the top of every page. Just type the resident's name, and click! Hope that helps! Thanks again.
The Best Property Management Platform

Easy to set up, helps to keep track of finances, properties, owners, tenants, basically I can do all in one program no need to use any other.
Cons:
I can't schedule EFT payment for my customers. I can't add more charges when using Applicants other than application fee I can't modify statements

Easy to use
Comments: I would say the experience has been positive and has accomplished what we need. We're a small company so hopefully as we grow this can still meet our needs.
Pros:
The tenant portal works great to track and update their ledger. Most of your tenants will use the portal to pay which makes it easy to identify which tenants are behind.
Cons:
ePay is too slow to process payments. In some instances tenant payments show up in the bank account within a couple days but other times it has taken up to 10 days which is too long in my opinion. The penalties for late fees cannot be separately set up for each tenant which makes the process manual each month for leases that don't follow your standard penalty rate. The 1099 reporting is also very limited.

To clarify the ePay feature, the time of day and week a payment is submitted affects how long the processing time takes. For instance, weekends and bank holidays prolong the process, as banks do not process during those times. 10 days is a long time, however, so we recommend reaching out to support to check on the status of transactions that take longer than a few business days. They should be able to look into it for you.
Great Management software, but Costly
Comments: Overall, other than cost, I liked the functionality of Buildium
Pros:
Very Well Organized and can navigate to view properies by address or by each landlord easily. Can see current rent due and get notifications when leases are close to expire so you can renew them in time
Cons:
The price. Monthly cost is almost $200/M.

Comments: Love it! Would not want to run my business with out it.
Pros:
I can expand and contract with ease using Buildium.
Cons:
Some of the accounting buckets can be frustrating at times yet customer service is top notch.
What a great product!
Comments: Buildium on the computer never disappointed! It made managing close to 400 properties easy for our team. It kept everything well organized and made everything from accounting to repairs much easier.
Pros:
That it seamlessly allowed me to integrate leases, accounting, properties, and repairs in one place!
Cons:
The app that came with Buildium left some to be desired but did it's job well enough. If the app had more features it would definitely be an upgrade.

Reliable and Easy-to-Use Property Management Software
Comments: Our owners are very happy with our systems. Buildium and Happy Co Inspections are greatly integrated. Our business would not be the same without them!
Pros:
It allows clear docmented communication between us, the tenants, and the owners. All their financial documents and monthly bills can be easily tracked in one place. Only one place to track rent payments is the most efficient system.
Cons:
Some of our tenants have a hard time pulling up documents we've uploaded to the system.
Buildium will Build Your Business
Comments: Fabulous! continual improvement towards excellence. Love the collaborators option recently added to tasks, as well as online bill approval
Pros:
accounting is great - excellent reporting capabilities, resident portal is excellent value, task and work order management is streamlined and logical
Cons:
mobile app is limited, browser is not mobile optimized, don't care for the files upload categories and would like a "custom" violation option

Best decision I ever made
Comments: I love Buildium. They followed up a couple times after I made the initial purchase. The people that called me were respectful of my time and interested in my business and how they could help. I couldn’t ask for better. The platform was easy to figure out simple to enter all of my properties, tenants, vendors, and reoccurring charges. I recommend this company often to friends.
Pros:
I own my own properties, but I have 60 doors, and that is far too many for me to use a simple accounting software. Of all of the different platforms I have used, Buildium has been the very best. My building managers can all log into this one platform to view and schedule repair requests, add rent payments, and pay vendors. It was easy to set up. It’s simple to add bills. I can pay vendors directly through Buildium. And with the fantastic, multifaceted,reports, I can see exactly how I’m doing on a property without having to search through files or sifting through complicated reports. Buildium has really nailed the business.
Cons:
My least favorite feature is the bill pay. When I enter a bill, I don’t like having to click a second time in order to pay the bill. I want there to be a place where I can enter the payment on the same page. If I don’t enter payment then that it should be listed as outstanding, but doing a second click to make the payment and a third click to record the payment is a little inconvenient.

Pros:
The ease of use and collaboration with team members and tenants
Cons:
Some of the accounting features. You have to "move" someone in before being able to collect money. No ability to take a deposits.
Very Satisfied
Comments: I have used Buildium in the past with other companies, so when we started this new company, Buildium was the 1st company i thought of and wanted to go back with them.
Pros:
We really like the Support when you need help, they are all professional and very helpful and always resolve the issue at hand.
Cons:
When we get the fee's charged at the end of the month, sometimes don't understand all the fee's.
Daily work
Pros:
I like how it holds files and organizes information for property management.
Cons:
The maintenance portion of Buildium is poor, so poor I pay for another company system to be used as a different application.
