ONE OF THE BEST PM SOFTWARES OUT THERE! Easily 4.7 out of 5 ⭐

Comments: Overall, I would say since day 1 of using Buildium I was easily able to navigate through it and udnerstand where everything was. I would say this has been one of the most user friendly tools I have worked with, so if you're looking for a user friendly platform this is it! There's also a ton of features and a lot of ways for one PM company to use this collaboratively which only adds points to it. I've had a really good experience with Buildium, with their support and I can comfortably say I would reccomend them :)

Pros:

I mainly work with application processing and screening, as well as applicant/prospect communication. I've experienced other softwares where it's super difficult to track stages or completion of certain "checkpoints" but with Buildium it's super easy! You can customize checlists on the application to easily keep track of what needs to be done and also so your team can easily view the current status. Another great bonus point is the screenings are very thorough and are ready within minutes of requesting them and overall the platform is super user firnedly, all information has a place and I find it really easy to operate.

Cons:

Overall I really don't have any major issues with the platform, my only one is the security measure it has in place sometimes while running payments with the same payment method. If it happens to be that 2 applicants submitted a payment with the same card, it requires a small buffer time between each application payment being processed. It's not really a big deal but I'm big on having my "flow-state" so it just kills my vibe sometimes a litte bit, but outside of that I believe strongly that Buildium is a tool that is constantly maintained and updated and there's no major flows to its functionality!

Great option

Comments: It’s started out fine but slowly have declined.

Pros:

Posting rent payments to the ledger as well as the applications.

Cons:

If you are on the essential plan, you can not call them to ask questions but they can only email you back . I called to ask a question because no one responded to my email and the customer service said she could not talk to me because I was on the essential plan but she would email me. Also, they increase prices quite often. We are going to look for other programs to help with our properties.

Comments: Fair at best customer service ok I am on phone daily with issues

Pros:

Easy to pay owners vendors not sure other than customer service you do get on phone

Cons:

Marketing and advertising rentals non existent. I am paying to advertise on 6 sites and I am on 2 I have been calling for 3 weeks to get my rentals advertised but I just get the run around no help!! Marketing homes for rent horrible

Comments: From the beginning everyone was very supportive and attentive.

Pros:

I love that everything I need is in the same system. The dashboard is great at giving a glance of the new overall tasks from delinquencies to tasks. However, my favorite thing about Buildium is that there are live people I can speak with if I have a question!

Comments: I think Buildium is a good platform with strong support for the subscriber. They continue to improve the platform and they are open to subscriber request.

Pros:

The support staff has always been exceptionally helpful. I am pretty stupid about some accounting procedures and they walked me step-by-step through my problems. They went beyond what anyone should expect and was always patient and pleasant. I liked their shortcuts that were available for often used entry.

Cons:

I really had few if any complaints. Weaknesses were on my part and not Buildium.

Comments: I have been using Buildium for quite a few years now and it's been amazing! I used to use Rent Manager and compared to that, Buildium is so much easier.

Pros:

It's very straightforward and pretty easy to use - just click the "green button" and it pretty much leads the way; but when you find yourself in a jam, the customer service can solve just about any issue you are having and they are happy to do so! This is key to success, it's old school customer service with a real live person!

Cons:

I would like more customized reports, and the hold music needs to go!

I really enjoy using buildium

Comments: I think buildium is a great program and easy to use

Pros:

The agents are always available when I call and are very patient in helping me walk through how to perform different task that are new to me. I also like Buildium's help and support give step by step instructions and also shows visuals.

Cons:

Sometimes they update or change the look of the site without notice which sometimes can be confusing but like I said i can always call for advice.

Comments: There were some customer service challenges initially. The digital support wasn't addressing what I wanted and it may have been because I couldn't express it properly. A short phone call would likely have resolved in far less time.

Pros:

Ledgers are clear, easy to adjust, and helpful for tenants.

Cons:

At the plan we're on we don't speak to live people. I think that in this model everyone loses issues take 5x longer to resolve, the user gets frustrated and everyone's time is wasted.

Poor Customer Service

Pros:

Friendly interface and good functionality overall.

Cons:

The Customer Service is VERY POOR - tickets get generated but not followed up on. You have to call multiple times because you get to speak to untrained and unexperienced people who are very limited in their action to solve an issue. Our business was in put in serious jeopardy due to Buildium's decision to put a hold on our bank account due to incompetencies of underwriting team of verifying basic information as an SSN - we had to wait a week to get the funds released when finally (after 3 years of service) they were able to run a basic background check on us to confirm that everything was in order. Very poor business decision on Buildium's side.... Be very careful when trusting a company like Buildium run your customer finances in this manner..... Very disappointing and unprofessional!!!

Comments: My overall experience with Buildium has been good. It has taken longer for customer support inquiries over the years of use.

Pros:

I like that it is online based. Tenants can view their ledger and documents via their portal. Owners also have an online portal they can view their statements and documents.

Cons:

Some of the accounting features can be a bit confusing for the user and owners. Like the tenant prepayments, the calculation of management fees, and the owner contributions distribution among a single owner who owns multiple properties (if there is an outstanding balance)

Comments: We like it, there could be more useful reports and the owner statements seem to have redundant info.

Pros:

We like the ACH function of collecting rent from tenant.

Cons:

The banking is confusing to setup - and waiting 7-10 business days to be approved along with 3 months bank statements is difficult when we have a new account for a new building.

Comments: Nothing but positive things to say about the experience. I have been involved with other similar systems and Buildium is much more user friendly.

Pros:

Having access to the data base provides our company with tracking options on many levels as well as a 24/7 information resource!

Cons:

From a contractors perspective, it would be extremely helpful to have a full understanding of what are capabilities are inside the system with the access we have been granted.

Buildium : efficient property management tool

Easy to use

Comments: I would say the experience has been positive and has accomplished what we need. We're a small company so hopefully as we grow this can still meet our needs.

Pros:

The tenant portal works great to track and update their ledger. Most of your tenants will use the portal to pay which makes it easy to identify which tenants are behind.

Cons:

ePay is too slow to process payments. In some instances tenant payments show up in the bank account within a couple days but other times it has taken up to 10 days which is too long in my opinion. The penalties for late fees cannot be separately set up for each tenant which makes the process manual each month for leases that don't follow your standard penalty rate. The 1099 reporting is also very limited.

To clarify the ePay feature, the time of day and week a payment is submitted affects how long the processing time takes. For instance, weekends and bank holidays prolong the process, as banks do not process during those times. 10 days is a long time, however, so we recommend reaching out to support to check on the status of transactions that take longer than a few business days. They should be able to look into it for you.

Great Management software, but Costly

Comments: Overall, other than cost, I liked the functionality of Buildium

Pros:

Very Well Organized and can navigate to view properies by address or by each landlord easily. Can see current rent due and get notifications when leases are close to expire so you can renew them in time

Cons:

The price. Monthly cost is almost $200/M.

Great value in a property management Swiss Army Knife

Comments: I would say that Buildium has turned what was a loathed but necessary process into one that is 95% smooth and enjoyable. The ease of calling up specific internal Reports and making them available to appropriate audiences is a breeze, and it's accomplished with visual touches that add a lot of professionalism to the presentation. For those who are not familiar with it, your stock will go up as people will be amazed at how fast you can provide relevant responses. Inquiries that used to take weeks to wend their way through a CPA and his staff, can now be generated in five minutes and sent back to the inquirer. We have cut our external accounting costs significantly by doing internally what used to be sent out for routine addressing...knowledge is power.

Pros:

It is a comprehensive set of tools that can handle, to a greater or lesser extent, whatever you throw at it. I would not dream of managing the property I do if it meant returning to the former ad hoc, cobbled together process. Buildium shows the net benefit of having an integrated, systematic handler that does not require having to trouble shoot different resource modules or integrate app functionality, the things that can drive you to distraction instead of providing efficiencies. It is obviously a tool that has had thoughtful design at its core, with ongoing updates and expansion of functionality as feedback on it is digested.

Cons:

The thing that makes Buildium so good is the thing that trips it up, at least a bit, in making it compliant and compatible in accounting function. As software, it was, by far, the best integrated accounting tool that was part of a larger management tool. But because it is not specific to accounting, we had to do a rain dance for awhile to bring it and our accounting firm's approach into cohabitation. There are things Buildium can't do, and to their credit, will be transparent about in suggesting work-arounds that are usually reasonable and not kludgy. When considered in the context of what it can do, this shortcoming is really immaterial, IMHO. It is flexible enough to handle multiple properties yet tame enough to make it a great choice for small HOAs and similar, less arduous, environments.

Overall Buildium Use for Property Managers

Comments: Overall, Buildium saves me a LOT of time and hassle. Having everything organized helps daily life immensely.

Pros:

Buildium helps keep everything organized. We have about 70 properties and I cannot imagine keeping track of everyone's rent, leases, contact information, maintenance requests etc without Buildium. I use it almost daily and it makes my life much easier/saves me a lot of time and hassle.

Cons:

We have the business version with great customer service. However, I also use it privately and I wish that the customer service was offered to all levels of memberships. Also, it would be great if old applicants could be completely erased. That option does not exist once they've submitted an application and it's hard to filter through all the applicants for a property when there's so many. We do not need to have those on file anymore and there is no option to remove them. Also, the Credit Card fees seem quite high for those paying rent without a linked bank account.

ease of use. as a first time user of this program, I was skeptical of my ability. the biggest hurdle is to NOT overthink what you should do. This is a very easy program to utilize.

Comments: Overall very user-friendly software. Easy to navigate. They had a representative come to our office to troubleshoot any issues and work on new ideas with us for solutions and new features.

Pros:

Easy to navigate. The menu is not overcrowded with unused options. Search bar picks up a lot of details to easily find owners. Easy payment options for owners and clear cut statements.

Cons:

Nothing really. Minor glitches and they had a representative come to our office to troubleshoot any issues and work on new ideas with us for solutions and new features.
