Alternatives Considered:
One Stop Shop
Comments: Our portfolio has consistently overperformed since moving to Entrata. We have more time to focus on our communities and their needs now that AR, AP, and leasing are so easy. Having all of our products in one place is fantastic.
Pros:
Entrata is built from the ground up. There are no integrations to worry about with other software for the core functions of Entrata. It is easy to use, intuitive and makes doing our jobs on a day to day basis much easier. On the admin user side, the settings are simple to navigate and with every change made in real time, Entrata makes it easy to change a company wide setting to make an instant change in function or procedure.
Cons:
Some of the feature requests take a very long time to be handled or recognized. I wish there were more sessions held on the updates made to the system on releases than just a weekly email on the updates. Having an Affordable piece that was not only ready but good would also be immensely helpful.
Best software for Residential leasing & accounting
Comments: Overall it's been great. I really like this software because it's made my job so much easier and my collections and communications have signifigantly improved.
Pros:
User friendly, compatability, excellent customer service, fantastic features and tools. Reporting that is easily customizable by the user. It's so much more flexible than our previous software and they are always striving to improve or create additional features specific to their customer needs. They are also super friendly and readily available by phone for support. I have never had to wait on hold. The CSR's are extremely knowlegable and professional. If it's an in depth issue, then the online tickets can take a while, but they always come through. Set up is a lot, but this is usually the case with any software transition. I will say that the transistion, although they always take some time and work, was the best I've experienced (and I've been through a LOT of them in my 30+ year carreer).
Cons:
Needing permissions to be turned on for every little thing if you are not an Admin can be annoying, but once it is set up it's rarely an issue.
Problems with Entrata
Comments: I think my comments are pretty clear. I do not like to have my week interrupted because of a system like Entrata. My reason for doing a review is that as a user it occurred to me that with the unmistakable difference between debit and credit and the abrupt dismissal of my concern and that of my property manager, the service must be substandard, probably with the system, and most certainly with the problem solving.
Pros:
Did not like or dislike until I had a problem, the thing I dislike most is that the system cannot discern between credit and debit, although it looks like over 1000 transactions have easily recognized credit versus debit. Using my debit card cost 7 cents per transaction, using an Echeck cost me near $3.00. As a consumer I resent being forced to change because of system shortcomings.
Cons:
My experience is that a debit card cannot be distinguished from a credit card by Entrata, yet the rep told me I needed to check with my bank. Obviously not willing to see why the 1 in 1000 experience was only with Entrata. That type of approach has never solved a problem for anyone but the one trying to avoid the investigating.
Great for Multi Family - Missing the Mark a Bit on Commercial
Comments: Mostly favorable! It's a great platform with a few bugs to work out, just like any other property management program.
Pros:
Easy menus, intuitive use. Wide variety of reporting features.
Cons:
The commercial property platform contains too many features that are related to multi family only and work-arounds are required.

Comments: Overall the experiance with entrata has been excellent. No, complains support is quick on reponding issue reported.
Pros:
Information is easy to pull, ledgers are self explain. I have used other softwares and Entrata has been the most easy to use and manage. Also, to teach a new hire is easy, videos are very helpfull too.
Cons:
Generating report it could be confusing. Also, merging to utility billing was confusing speacilly to explain prices.

It is easy to use and I can get a lot of things done in it. I can do my bills and run checks and do the delinquency's.

Making Property Management Simple
Comments: My experience with Entrata has been wonderful. The program is easy to use, I can learn new things quickly with all of the different options for training, and the customer service is next level!
Pros:
I love how user friendly Entrata is! I utilized the trainings when I first was introduced to this program. I was impressed about how helpful my trainer was and how thorough it was. The trainer checked in with me after to make sure that I knew exactly what I was doing, and where to go if I needed any extra assistance. The customer service is spectacular!
Cons:
I have only run into one issue with Entrata. Several of my residents were charged extra for using a commissions based debit card not realizing that there was a difference. My issues were resolved quickly though.
The Gold Standard for PM Software
Pros:
Entrata is an incredibly streamlined, user-friendly PM software website. Different features are well laid out and divided among different pages to allow for a clean user interface. Lease execution and tracking is incredibly easy with the implementation of a third-party API. Accounting features, from resident ledgers to rent tracking to yearly budgeting, are also powerful and easily customizable to anything you may want and/or need.
Cons:
The biggest flaw with Entrata is their proprietary training center. While there are many helpful videos available to get you acquainted with the software, it has been the shared experience of myself and my staff that the quizzes are not always very intuitive or follow important items within the training. Rather, many of the quizzes are confusingly worded and often result in them not being passed and having to retake them again.
Resident Communication
Comments: I'm a fan! I would be interested in seeing how the full package works with the accounting platform. But I also know how hard it is to get accounting groups to veer away from Yardi...
Pros:
If you are looking to track resident communication properly, this is the best platform. I am also a fan of the lead management setup. Entrata has the best resident demographics analysis report compared to Realpage and Yardi.
Cons:
The rent roll report could use some finessing and I do prefer most Yardi financial reports.
Entrata Experience
Comments: There is some glitching every once in a while that needs some work.
Pros:
It is very user friendly. I like having "to-do lists" to complete. Helps me feel productive.
Cons:
It glitches sometimes between applications and I'll have to refresh the whole page.
Staff Accountant

Our system syncs with Yardi so we have to wait overnight for some details to show in both programs. Our detailed ledgers only show in Yardi but we post the payments in Entrata
The system that has it all
Comments: I enjoy Entrata compared to some of the other software's that are available. This system allows me to almost do everything.
Pros:
Reports are simple to filter. Adding Lease/Addendum simple. Rent Matrix for pricing is simple. System will generate charges for upcoming move in notices. Can apply future charges to new residents accounts. Bulk Move out. Bulk move in (don't use this, but good option for those who use it.) Make ready board if we could get more in depth with this and begin using. Lead activity filters to application & resident profile. System generates notice when duplicate guest card. Integration with lead platforms. Email Property Lead process is all shown on activity page. Bulk Notice Combine & Merge leads & applicants.
Cons:
Reports buffer to long at times. Accounting reporting could be improved. Texting must be opted in. Customer contact center stopped taking resident calls.

Comments: I am new to the field and not the most tech savvy person. I found Entrata relatively easy to begin with and once I became more knowledgeable many of the aspects made sense to me, so continuing to learn was easy .

Comments: Overall experience is a pretty good one, over time more skills are being picked up and are more easily available for use

Makes some functions easy to track as well as knowing when a certain PO was made and as well as the tracking in units
Cons:
When creating POs and there is any file greater than 50MB, the file isn't able to be uploaded, it would make it much easier to create and make the PO if there was a bigger cap on the file size
Makes Life and Work Easy
Comments: I think its a simple and amazing system.

I can call and get help anytime something goes wrong, or I need help.

I can not translate the lease into the language of the resident.
