Pros:

Cons:

Integration of financial reporting would be nice, but then I am concerned we may loose some of the simple functionality and ease-of-use of this software.

The Easiest Platform to manage large complexes!

Pros:

The ease of use for this program is unlike any other. Tenants are able to file complaints, schedule maintenance appointments, and even pay invoices. It makes tenant housing maintenance a breeze!

Cons:

The interface is very simple and easy to navigate. Can't complain!

I used to love meld and then you launched the new meld experience

Comments: I appreciate the constant customer service, but sometimes I get wrong answers which is exhausting, and I feel like at the end of the day you aren't asking property managers what they want. You are just making changes without asking if your customer needs/wants it.

Pros:

I like that repairs can stay separate from other sources. Its a one stop shop. I like the multi chat interface, that is very nice. I used to love meld a lot before this new experience.

The new meld experience. It is made horribly.

Comments: Still using because love it for maintenance management

Pros:

Easy to use and learn, this new roll out is very different, but still can grasp the changes in a fair amount of time

Easy to use solution

Comments: Everyone on our team from the office staff to the maintenance manager down to the individual technician all say that Property Meld brought us out of the stone ages. The automatic responses, tenant scheduling requests to uploading photos directly to the meld have improved our efficiency and accountability.

Pros:

Property Meld integrates nicely with Propertyware and provides us with the ability to know in real time where our techs are and what they have accomplished. In the past we had to wait for the paper slip to return.

Cons:

Not all of our tenants use Meld. We are working on training our existing residents on the new platform. [sensitive content hidden] provided us with some great resources to push out to our staff and the tenants.

Doesn't work well with AppFolio

Comments: It has taken hours to try to make it work well with our current system. It has created more work instead of less work for our company.

Pros:

The ability send multiple estimates and limiting the time vendors have to accept the work order.

Cons:

It doesn't integrate well with AppFolio.

Extremely disappointing, shady business operations

Comments: During our first on-boarding meeting we realized that the product did not work as pitched. We alerted the on-boarding staff immediately and told them to "hold". Keep in mind this was 10 days after signing the contract and the FIRST DAY we were able to meet with onboarding staff. We investigated the product for another week and had a meeting scheduled to sit down with them again and see if we could still make it work. We could not. They offered a reference to another Property Management company who is bigger than our company and using Property Meld successfully. After I talked with the director of that company, he had confirmed all of the shortcomings that I was seeing.We asked to terminate our contract before we moved any data into Property Meld (during the sales process we were told we had 90 days to terminate and back out of the contract). The staff said that they would not issue a refund and that we would still be charged for the remaining 2 months (of the 90 day period).

Pros:

The idea of this software seemed to be spot on but the functionality was not there. This is a good product for a small property management company but is a bad idea for larger companies when there are better solutions available.

Cons:

We were misled during the sales process and told basically that we could use the functionality of the in-house maintenance side of the software and that it would sync to our Buildium billing. That is not possible with this software right now. It does NOT do that. You have to manually create your own invoices if you are tapping in to the in-house side of Property Meld. If you use the vendor side of the software, the invoices sync but the accounting categories do not sync. So you STILL have to manually update and create EVERY billin Buildium in order to have proper accounting. With 12 full-time maintenance techs on staff, switching to this software would've caused us to have to hire another full-time admin to deal with all of the manual billing and accounting needs that would arise. The staff at Property Meld were more concerned with making a sale than actually ensuring the software was a good fit for our company.

Saved our Company

Pros:

We were at a bad spot before brining on Property Meld for our service tickets. In one month our team was able to handle 3x more tickets than before with this software. Our tenants are happier, our vendors are happy, and further our service coordinators are not overwhelmed

Cons:

Implementation went alittle rough but, the customer service team was able to help and turn it around.

Great Software with Great Support - Game Changer for Our Maintenance Department

Pros:

Support is amazing. The sales, onboarding team, and accounting worked with us for a custom launch timeline after our company delayed the release . [sensitive content hidden] specifically were all great. When we started sending expenditures back to Buildium there was a sync error. I simply used the live chat feature and someone started a zoom call for over 2 hours helping us refine the process and get it working immediately.

Cons:

The cons are also the pros. It's a very complex software with a lot of capabilities so it takes some time to refine and learn. Excited to see hoe powerful it becomes over a year of our team learning how to use it.

Terrible Customer Service

Comments: As others have stated - beware of the 12 month contract. We started the implementation and it was clear this would not work for us. They also misled us about some aspects of functionality. We had very candid discussions with them about our needs and they refuse to terminate the contract. IT sounds like word is spreading throughout the industry about these guys.

Pros:

Nothing - the platform does not work for us

Cons:

This requires all users including the vendors, owners, and tenants to create accounts outside of your property management software. Expecting vendors to do this is ridiculous.

The worst Customer Service

Comments: the whole experience has been horrible. There is no way to get in touch with customer support.

Cons:

I never proceeded with setting up the product and they still charged me for the service. They made no attempt to resolve my concerns and I never received a refund. I have contacted customer support several times without a response.

Vendor unfriendly

Comments: It made me want to go postal after using at one time

Pros:

Not much, easy to fill out some of the forms

Cons:

It approves the schedule before it. Approves the job work order. Then by the time it approves the work order my personal schedule has already altered. Property mailed. Also failed to give me final approval. Their upload for before and after pictures is not sufficient it will not let me properly load up quality size pictures. It’s very impersonal and I’m sure it’s great for all of the lazy landlords but real pain do use if you are a vendor trying to feed your family and stay on schedule

Don't sign the year contract

Pros:

They have great sales people to convince you to buy their product

Cons:

Tenants and vendors hated it. Meld makes you sign a year contract and when their product doesn't work (as they know it won't), you have to pay a huge sum to get out of the year contract.

Not user friendly for vendors

Comments: I would urge any property manager considering using this software to manage work orders they send to vendors to consider ease of use on the vendor side. Property Meld makes it difficult to communicate with our property manager clients, adds extra steps to our current processes, and overall makes it take longer to service our clients and/or provide them with estimates. We are almost never given enough information to adequately service our property manager clients, and with the only way to communicate being through Property Meld messaging, it takes a long time to get the proper information in order to set up a work order on our end. There is also nowhere to attach files to a message, so if the property manager doesn't provide proper contact info, we cannot send estimates. Managers often take a long time to respond. It also takes our processes longer because instead of just writing up a work order in our system, getting it done, and sending the bill, we have to update it and submit invoices through PropertyMeld.

Pros:

It is nice to know that some of our property manager clients have a system for keeping records of work orders submitted to vendors.

Cons:

Lack of information submitted to vendors, disrupts vendor's normal processes, inefficient for vendors to use, makes communication difficult.

Excellent Experience. Valuable Tool

Comments: After doing almost all of our work orders in our enterprise software and through email and phone calls for the last 10 years, we identified a communication issue between tenant, vendor and property manager. We spent several months identifying several versions of work order software that provided various solutions to the issues we were having.
After demo-ing two different solutions, it became clear that Property Meld was the absolute best choice. It solves problems we didn't even know we were having and after just a few months, our tenants and property managers have provided 5-star feedback.
The most valuable pieces are that Property Meld connects the vendor and tenant and allows our Property Managers to be managers and not get stuck in the middle of a maintenance request scheduling it, getting keys and there is absolutely no chance a work order sent to a vendor can fall through the cracks.
The daily summary emails helps our mid-level management staff keep track of what is going on in our manager's portfolios and really allows them to take an active role in their career development which is a value at Dodson Property Management we take very seriously.
Finally, the customer service is unlike any software company we use (and we use a lot). It is personal and has made the transition easier than I could have ever imagined.
Overall, this product gets an A+ from me.

The customer service and time saved for our property managers

Cons:

I wish it could pull new properties from our enterprise software.

Maitenance at ease

Every time we suggest something they actually consider it and help make them better. It has been wonderful working with them

Cons:

When ever you set up the account I do wish it asked if you want to be notified of the following. As of now you get notified of everything which can bog down your email

I enjoy the instantaneous sharing and communication I can have with our vendors and owners.

Cons:

Melds- vendors can complete and close out the meld There is currently not a great back button feature. I have not been able to go back and forth between pages, having to manually click on different hyperlinks complicates the ease of use. Status- please add more status features

Great software for tenants, vendors, and managers for all maintenance administration!

Comments: We manage about 70 properties out of our Property Management Firm, and have been trying to schedule and track all maintenance using spreadsheets online. This has not worked well, and repairs keep getting missed, leaving tenants upset and causing us more work cleaning up the messes with tenants, clients, and vendors. PropertyMeld allows us to follow each tenant request for repairs, assign it to a vendor, and track the status of the work. Tenants are automatically notified when a vendor needs to reschedule, and it is easy to track long-term jobs that require specialists or special-order parts. It is also very easy for tenants and vendors to post pictures of items needing repair or completed work, making it very easy for us to keep our clients informed about repairs and documentation that work was completed satisfactorily.

Pros:

Ease-of-use and simple functionality. Other software we reviewed to track maintenance seemed to offer so much more than just maintenance, making the interface confusing. Searching for properties, open repair tickets, status of repairs, etc is easy to find, and the software is very intuitive to use.

Cons:

Integration of financial reporting would be nice, but then I am concerned we may loose some of the simple functionality and ease-of-use of this software.

Time saver

Comments: So far so good!

Pros:

This has allowed tenants to report issues as they arise 24/7. It also allows vendors to schedule directly with the tenants for repairs which keeps us from needing to be the middleman with calls and emails back-and-forth. It really is a timesaver

Cons:

So far so good! I have yet to experience any regrets.

Pros:

I like how easy it is to submit a maintenance issue with the home we are renting. You are notified of updates immediately. Being that it's a app it's good for use after business hours.

Cons:

I hate my rental company waited so long to get this. I prefer this over calling into the maintenance line any day.

Makes My Job So Much Simpler

Comments: Awesome. As a cleaning contractor for property management accounts, I wish more of my affiliates used this software!

Pros:

I absolutely love it when property managers use this product. I own a cleaning service, and this software easily sends new assignments via email, allows you to communicate with the manager through the software, and invoice each job easily directly through the software. You can see the status of all jobs at any time, including whether or not it has been completed, or whether or not it has been paid.

Cons:

Nothing, I wish more property managers used this product, they'd be a lot more organized

Pros:

We are now able to talk to our vendors and residents in real time! YES!!! The live chats, instant push notifications and accountability for all parties is priceless. Exactly what we were looking for. It's incredibly refreshing to work with such a forward-thinking company that actually values and implements our suggestions!

Cons:

We know that you are a young company changing an otherwise out-dated and antiquated industry. Just hurry up, we can't wait to see what is up your sleeve next!
